Taking Back Control: Removing a Managing Agent
If your managing agent isn’t working in the best interests of residents, you do have the power to change things. The process starts with your Residents’ Management Company (RMC) or Right to Manage (RTM) company. By working together with other leaseholders, you can appoint supportive directors, call a meeting, and vote to remove and replace the agent.
Quick Checklist
✅️ Check your lease & TP1 – confirm if an RMC/RTM exists and what powers it has.
✅️ Search Companies House – see who the current directors are.
✅️ Confirm membership – only members can vote or stand as directors.
✅️ Build support – talk to neighbours and gather evidence of poor management.
✅️ Call a General Meeting – at least 5% of members can force one if needed.
✅️ Appoint new directors – vote in supportive residents.
✅️ Pass resolution to remove the managing agent – majority vote required.
✅️ Serve formal notice – follow the contract’s notice period.
✅️ Appoint replacement or self-manage – do due diligence before choosing.
✅️ Oversee handover – transfer funds, records, and keys.
✅️ Stay compliant – file annual returns, consult properly on works, and keep residents informed.
